Most active-duty, veteran, and eligible surviving spouse buyers in our area use a VA loan. Here's what the benefit actually offers, and what it costs.
$0 Down Payment
No down payment required for most buyers with full entitlement; no VA-imposed loan limit for those buyers, regardless of loan size.
No Monthly PMI
VA loans never require private mortgage insurance, typically saving buyers $100–$300+ per month versus a conventional low-down-payment loan.
Competitive Rates
Because the loan is partially guaranteed by the VA, lenders can typically offer lower interest rates than conventional financing.
Reusable Benefit
Entitlement can be restored after a home is sold or the loan paid off, so the benefit can be used again for a future PCS move.
Most borrowers pay a one-time funding fee, which can be rolled into the loan. Veterans receiving VA disability compensation (10% or higher) are exempt.

Report date
Contact your installation's PPSO / relocation office and start house-hunting research. Reach out to an HSR agent so we can start matching listings to your gaining BAH and report date. Get pre-approved for financing if you plan to buy rather than rent.
Decide between a household goods move or a Personally Procured Move (PPM/DITY). Begin a virtual or in-person house-hunting trip if authorized.
Finalize movers or PPM paperwork, confirm lodging.
Complete household goods delivery or PPM weigh-in/reimbursement paperwork, register with your gaining unit, and set up TRICARE and school enrollment.
